Your questions, answered
We never leave a question unanswered. It’s how we work with our mentees, every day.
-
No. The training explains how the rent-to-rent and management model works using properties owned by landlords.
-
No. Most of the people we work with started with little or no experience in property.
-
Yes. Many of the people we’ve worked with started while working full-time. It takes consistent time and effort at the start, but as the business grows, many day-to-day tasks can be systemised and outsourced.
-
Yes. This isn’t a zero-cost business model. There are setup costs involved in launching a property and marketing it, which we explain inside the training.
-
We show you how to approach landlords and letting agents, how to explain the model so it works for them, and how to tell a good property from a poor one.
-
It depends on your market, the time you have and how consistently you take action. Some people move quickly, while others take longer, so the training explains the process rather than promising a fixed timeline.
-
Not necessarily. Many parts of the business can be managed remotely with the right cleaners, systems and processes in place.
-
If the model looks right for you, you can answer a few quick questions to see whether working with us could be a fit.
-
Airbnb is more competitive in some areas than others, which is why choosing the right location and property matters. We’ve been operating since 2020 through different markets, so what we teach has been tested in difficult markets, not just good ones.
-
You lease a property from a landlord, furnish it and list it on Airbnb. Your profit is the difference between what you pay in rent and costs and what the bookings bring in.
-
With Airbnb management, you run a landlord’s Airbnb for a commission and don’t take on the rent or bills. With rent-to-rent, you take on the lease yourself, which means more upside but also more risk. We teach both.
-
All the training materials to learn the strategy, step by step. Guidance to find and secure your first property, and help to optimise and list it to perform. Plus unlimited 1-1 strategy calls and direct access to us on WhatsApp, so you’re never doing it alone.
-
It’s a relaxed conversation to understand where you’re at, what you’re looking to achieve, and whether we’d be a good fit to work together.
-
No. It’s a real business that takes consistent time and effort, especially at the start. We’ve been running our own for six years, through all kinds of market changes.
-
Not every landlord will, and you should expect some rejections. The training shows you how to pitch the model and follow up, and our students push through the “no”s to secure their first property.
-
Every business carries risk, and rent-to-rent in particular means taking on rent and bills. That’s why we teach how to choose the right property, set it up properly and price it well, and why you have us alongside you rather than doing it alone.
-
Yes. You need the landlord’s agreement to use the property for short-term letting, and we show you how to approach landlords and structure it so it works for them.

We’re a couple based in Dubai, and our business is Yorkshire Hosts. Our Airbnb portfolio is based in the UK, we’ve been running it for six years and we still operate it today. We’ve also been on Channel 4’s Four in a Bed. You can see our Trustpilot reviews and student wins on the Results page.
-
No. We show you how to set up your listing, pricing and design so your property performs, step by step.
-
Most of the effort is at the start, finding and securing your first property. Once it’s running, much of it can be systemised. It takes us on average 20 minutes per week to manage our whole portfolio.

We go through the options on a call once we know it’s a fit, so you can decide with all the information.
